Mercer Company’s Cole Brewton and Kyleb Howell represented the seller in the August 21 sale of 3920 S. Walton Walker Blvd. a property held by the same ownership since its 1988 development that drawing competing sale and lease offers over a six-month marketing period.
Dallas-Ft. Worth, TX, Texas, United States, August 27, 2026 -- Perfumes of the World, a Dallas-based importer, exporter and wholesale distributor of name-brand fragrances and body-care products, has acquired 3920 S. Walton Walker Blvd., an 86,609-square-foot industrial, showroom and office facility in southwest Dallas. The buyer will relocate its headquarters to the building. The sale closed August 21, 2026.
Cole Brewton and Kyleb Howell, Market Directors at Mercer Company, represented the seller, Willaims E. Meyer Properties who had owned the property continuously since its development in 1988. The building traded after 38 years under a single ownership.

The property carries a Foreign-Trade Zone designation. For qualified users, an FTZ designation allows customs duties on imported goods to be deferred while the goods are held on site, reduced when they are re-exported, or eliminated on merchandise that never enters U.S. commerce. That attribute is an operating-cost line item for an import-and-distribution business, and it narrowed the field of buyers for whom the building was worth a premium.
“The FTZ designation is the reason this deal resolved the way it did. Most owner-users looking at 86,609 feet in southwest Dallas are evaluating clear height and dock count. An importer is also evaluating duty treatment, and that is a number that goes straight to the bottom line every year they own the building. We marketed the property to that buyer profile deliberately rather than waiting for it to surface.” stated Cole Brewton, Market Director, Mercer Company
Cole Brewton and Kyleb Howell of Mercer Company marketed 3920 S. Walton Walker Blvd. for sale or lease concurrently over approximately six months. The dual-track approach produced multiple competitive offers on both the sale and the lease side, giving ownership a direct comparison between a capital event and a stabilized income stream before electing to sell.
“Running sale and lease at the same time is more work and it invites confusion if you don’t manage the message. It also produced two competing sets of terms instead of one, which is how the seller ended up with an actual choice rather than a single offer to accept or reject.” according to Kyleb Howell, Market Director, Mercer Company
PROPERTY DETAILS
Southwest Dallas has drawn owner-user demand from importers and wholesale distributors seeking existing buildings with functional office and showroom space, a combination that is uncommon in newly delivered speculative product. Buildings of this vintage typically offer deeper site coverage and more parking per square foot than current development standards produce.

The global race to expand artificial intelligence (AI) capabilities could increasingly be determined by which companies can secure enough electricity, financing and data-centre infrastructure to operate advanced chips, rather than simply by their ability to acquire the latest technology, according to a Morgan Stanley research report.
